Got property back home?

Living overseas has its advantages, but nothing beats South Africa’s standard of living though. The sun always shines, the people are friendly, and property is very affordable.

Insuring it correctly is of course very important, just as it would be anywhere else in the world.

While staying overseas it is very important to ensure that your personal property, which is still in South Africa, is correctly insured to avoid disappointment during any claims that may occur.  You should be the most concerned about the following:
  • Buildings that you may still have in your name needs to be correctly insured, making sure that your insurer is aware that the property is being rented out, or more importantly – standing empty.
  • If you have signed a contract with a property rental company that rents your property out on your behalf on a short term contract or as a holiday home, then you need to ensure that your property has the correct cover.  A personal buildings insurance policy will not adequately cover you if your guests decide to sue you (as most foreign guests tend to do).  You would need to make sure that you have Public Liability in place as this would cover paying guests whereas normal Personal Liability would not cover a paying guest in your home.
  • If you are renting out your premises semi furnished, then you need to be aware that the tenant cannot insure your furniture as they have no insurable interest in the property unless the contract states that they will be liable should anything happen to the furniture. 
  • If you still have a vehicle here that is not in use and is stored in a garage permanently and not driven you can obtain cheaper insurance.  It is important to make sure that your insurance company is aware of the changes.
It is very important to have someone looking after your insurance affairs here in South Africa, sometimes having a broker is not such a bad thing as they can ensure that you are always competitively insured and they can advise you on all the various insurance companies with an unbiased view.
